The real estate calculator computes LTV/DTI loan ratios and housing acquisition tax (including local education tax and rural special tax).
LTV · DTI
LTV (loan-to-value) = loan amount ÷ house price; DTI (debt-to-income) = annual principal and interest payments ÷ annual income. Limits vary based on whether the area is regulated, the number of houses owned, and the borrower's conditions.
Acquisition tax
For a single house purchased for value: 1% up to 600 million won, 1–3% for 600 million–900 million won, and 3% above 900 million won, with local education tax and, for units over 85㎡, rural special tax added on top.
Frequently Asked Questions
Is acquisition tax different for multiple homeowners?
Higher rates can apply — 8% for a second house in a regulated area, 12% for a third or more. This calculator is based on a single house.
How do DSR and DTI differ?
DTI only reflects mortgage principal/interest and interest on other loans, while DSR reflects principal and interest on all loans — a stricter standard.
Is there an acquisition tax discount for first-time homebuyers?
First-time buyers purchasing a house under a certain price can receive an acquisition tax reduction, subject to income and house price requirements.
Where can I check if an area is regulated?
You can check through Ministry of Land, Infrastructure and Transport and local government announcements; designations can change at any time.
By when must acquisition tax be paid?
Within 60 days of acquiring the property (6 months for inheritance), or penalties apply.
* Based on 2026 figures. Rates differ for multiple homeowners, regulated areas, gifts, and inheritance.
